Job Overview
We are seeking a highly organised and results-driven Senior Property Consultant to manage a diverse portfolio of properties, ranging from short-term rentals to long-term estate holdings. In this role, you will be responsible for ensuring each property’s smooth operation and financial success while building and maintaining strong relationships with tenants, vendors, and service providers. Your ability to implement strategic property management initiatives, optimise asset performance, and deliver outstanding customer service will be key to your success in this role. The position requires a blend of high-level strategic planning and hands-on operational management to ensure properties are efficiently run, financially sound, and compliant with all relevant regulations.
Key Responsibilities
- Complete responsibility for the day-to-day management of portfolio of properties, overseeing maintenance coordination, tenant relations, and prompt resolution of property-related issues.
- Supervise the entire leasing process, from tenant sourcing and screening to lease negotiations and renewals.
- Implement proactive maintenance schedules aimed at preserving and enhancing property value while minimising downtime and costs.
- Develop and implement innovative marketing strategies tailored to short-term rental properties, utilising digital platforms, online booking systems, and partnerships with local businesses to optimise occupancy and revenue.
- Monitor the performance of short-let properties, analysing occupancy trends, pricing strategies, and guest feedback to enhance operational efficiency and profitability.
- Lead negotiations with tenants, ensuring favourable lease terms while maintaining strong tenant relations.
- Manage all guest inquiries, ensuring a seamless check-in and check-out process while addressing any issues to maintain high guest satisfaction.
- Regularly review the financial performance of each property, identifying areas for improvement and implementing strategies to achieve or surpass financial targets.
- Prepare, monitor, and control budgets, forecasting future expenses, rental income, and operational costs.
- Provide detailed monthly, quarterly, and annual financial reports to senior management, highlighting key performance indicators (KPIs) and presenting strategic recommendations for asset optimisation.
- Negotiate contracts with vendors and service providers, such as maintenance companies and utility providers, to ensure high-quality service at competitive rates.
- Ensure all properties comply with local, state, and federal property regulations, including health and safety standards, environmental laws, and building codes.
- Stay abreast of changes in property regulations and real estate laws, and implement necessary adjustments to ensure full compliance.
- Conduct regular property inspections to identify potential risks and areas for improvement, proactively addressing compliance issues.
- Contribute to the development and implementation of technology solutions to optimise property management activities, from tenant communication platforms to maintenance tracking systems.
- Develop, implement and supervise tenant retention programs, including regular communication, satisfaction surveys, and events to foster a sense of community.
Qualification Requirements
- A Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field, is essential.
- A minimum of 2-5 years of practical experience in commercial property management is required, demonstrating the ability to effectively oversee both short-term rentals and longterm estate portfolios.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook) for budgeting, reporting, and communication.
- Familiarity with property management software (e.g., MRI, Yardi, or similar) is highly advantageous.
- Demonstrated strong organisational and multitasking abilities, with the capacity to effectively oversee multiple properties and projects concurrently, ensuring adherence to stringent deadlines.
- Exceptional verbal and written communication skills, with the ability to articulate complex information clearly and establish rapport with tenants, vendors, and team members.
- Proven ability to work independently and collaboratively within a team-based environment, exhibiting a positive and proactive attitude.
- A strategic thinker with the capability to anticipate challenges and resolve issues proactively.
- Meticulous attention to detail across all aspects of property management, encompassing financial reporting and tenant relations.
